Shops at Race Track Rd in Saint Johns signs first tenants

Another Broken Egg Cafe and KFC are the first signed tenants in the Shops at Race Track Rd, according to the real estate broker representing the commercial development in St. Johns County.

Shops at Race Track Rd, which broke ground in August, sits on 7 acres at 4560 Race Track Road in Saint Johns, about 3 miles west of Interstate 95. 

The shopping center is 70% pre-leased,  Atlantic Retail Senior Broker Scott Giles said.

A 20,000-square-foot regional urban grocery store is planned as the center’s anchor.

“We have a dental office, a breakfast spot, and a nail salon with signed leases,” Giles said in an email. “We also have three outparcels that are leased to national quick-service restaurant groups and a regional grocer.”

Giles did not name the grocer. An Aldi operates about half a mile west in Durbin Creek Crossing.

“We have 1.44 acres remaining for ground lease or build-to-suit and 3,560 square feet remaining in our multi-tenant retail buildings,” he said.

Jacksonville-based Connelly & Wicker is the civil engineer for the project. M.E. Construction Inc. of Melbourne is the contractor.

Houston-based Hunington Properties, through St. John’s at Racetrack LLC, owns the land. The company bought it from Martha Rothenberg et al. for $8.5 million in 2022.

Another Broken Egg  breakfast-lunch-brunch cafe has four area restaurants. Another is in development in the Mandarin Landing shopping center along San Jose Boulevard north of Interstate 295.

There are more than 15 KFC locations in Northeast Florida.  The closest one is in Mandarin about 11 miles away.
