Passero Associates issued permit to build-out office in World Golf Village

The engineering and architecture firm is taking the Lion’s Den Karate space.

St. Johns County issued a building permit Aug. 14 for engineering and architecture firm Passero Associates to develop office space in The Shops at World Golf Village in St. Augustine.

The estimated $689,281 project is at 335 S. Legacy Trail, Suite 100. It is the commercial center that rings the lake near the closed World Golf Hall of Fame.

 Site plans call for an 8,208-square-foot build-out including 11 offices and a conference room.

Jacksonville-based EIS Construction is the contractor.

According to the Passero website, it has an office at 4730 Casa Cola Way, Suite 200, in St. Augustine. Calls and emails to determine whether it is a move or an expansion were not returned by Passero or The Shops at World Golf Village owner American Commercial Realty. 

The Passero office will replace Lion’s Den Karate, which is relocating, according to its Facebook page. It is moving to 2780 Florida 16 at the St. Augustine Premium Outlets.

According to its website, Passero operates nine offices including three in New York, two in Ohio and others in Charlotte, North Carolina; Atlanta; Burlington, Vermont; and St. Augustine.

Founded in 1972, the firm employs about 170 people. In the region, Passero has overseen projects at Northeast Florida Regional Airport, Fernandina Beach Municipal Airport and the St. Johns County Tactical Training Facility for “real world” training.

As of July, American Commercial Realty said the shops were fully leased with a waitlist.
