The Callahan Town Council is deferring a vote on plans for a new medical office building until Sept. 3.
Callahan Town Commissioner Janet Shaw told developer Cross Regions Group on Aug. 19 that she wants to see a 3D rendering before voting.
The town’s Planning and Zoning Board recommends approval of the 6,600-square-foot facility at southeast U.S.1 and Fourth Avenue off Lem Turner Road.
The planned building is across the street from a Wells Fargo branch and a block north of Baptist Primary Care in Callahan.
Site plans show 11 beds, 56 parking spaces and a retention pond. Kimley-Horn is the civil engineer.
According to the Cross Regions website, the company plans to break ground in 2024.
The site plans don’t indicate a tenant and Cross Regions did not return calls for comment.
Cross Regions is active in developing medical properties.
It is developing the mixed-use The Fountains at St. Johns in St. Johns County, which includes an Ascension St. Vincent’s health center, Jacksonville University health care sciences program campus and the TyMe Institute, a cancer prevention clinic.
Other developments at The Fountains includes a Home2 Suites hotel, retail space, a 10,000-square-foot restaurant and an active-living facility.
Cross Regions also announced plans July 24 to develop a former parking lot in Downtown Jacksonville into high-rise condos.
