The city is reviewing civil engineering plans for Thompson Thrift Ponte Vedra Beach apartments.
The multifamily development is in Jacksonville at the Duval and St. Johns county line along Burbank Avenue.
It is south of the Nocatee Parkway, north of Nocatee, east of U.S. 1 and west of Cross Town Drive. Nearby are the Bainbridge Pointe Vedra and Cadence at Nocatee Apartments.
Thompson Thrift Ponte Vedra Beach apartments will comprise nine three-story buildings totaling 312 units on 12.59 acres. JEA will provide electricity, water and sewer. The property is owned by Sonoc Co., part of the Davis family that has been developing Nocatee.
Thompson Thrift Development of Indianapolis is the developer. Thompson Thrift is a full-service real estate company with offices in Indianapolis. Phoenix, Houston Denver and Terre Haute, Indiana, according to thompsonthrift.com.
Founded in 1986 by John Thompson and Paul Thrift, it has $5.9 billion in assets and 23,000 apartment units in 22 states.
“At this time, we are unable to share plans about this development with the public. We hope to share more information throughout 2025!” Jordan Sharp, Thompson Thrift Communications & Engagement manager, said in an email.
Studio M of Carmel, Indiana, is the architect. England, Thims & Miller Inc. of Jacksonville is the civil engineer.
Plans show Thompson Thrift Ponte Vedra Beach will have separate parking garages for cars and golf carts. There will be a pool, clubhouse, fitness center, dog park and pickleball courts. The leasing office will be on-site.
The community will be built in nine phases.
In July, Thompson Thrift began construction on the Terressa, a 324-unit apartment community at the former St. Augustine Outlets property off Interstate 95 and Florida 16. It will have one-, two- and three-bedroom units. Units will be up to 1,400 square feet. It is expected to be completed in fall 2026.
