The city is reviewing a permit application for construction of the proposed 124-unit StudioRes by Marriott extended-stay hotel in Collins Town Center in Southwest Duval County at an estimated project cost of $9.9 million.
The four-story, 55,082-square-foot hotel is planned on 2.01 acres at 8045 Parramore Road south of Interstate 295 north of Costco Wholesale. It is next to a Comfort Inn & Suites.
Noble Investment Group, through NF V ES-M Jacksonville LLC of Atlanta, is the developer.
BRR Architecture of Overland Park, Kansas, is the architect.
VHB Engineering NC P.C. of Charlotte, North Carolina, applied to the St. Johns River Water Management District for a minor modification to accommodate the project. Civil engineering plans were submitted to the city April 3.
Marriott International says StudioRes is an “innovative new lodging concept designed from the ground up.”
It says StudioRes is “a new-build, midscale extended stay development platform for owners & franchisees in the US and Canada.”
The hospitality company says StudioRes will allow owners to capitalize on increased consumer demand for longer stay options at an affordable price, while taking advantage of a turnkey prototype.
Marriott says StudioRes focuses on the short-term rental market of stays exceeding 20 days.
Features include fully furnished studios, queen beds and a kitchen.
The public spaces include a communal table, fitness room, guest-paid laundry, covered patio and vending area. There is no breakfast buffet.
In August 2023, TravelWeekly.com reported that Marriott said the brand will cater to a “budget-conscious consumer” in the U.S. and Canada with an average daily rate of about $80 per night.
StudioRes properties will have guestrooms with full kitchens and offer access to on-site laundry facilities, a gym and pet-friendly amenities.
HotelDive.com announced Jan. 19, 2024, that Marriott International broke ground in Fort Myers on its first location of the new StudioRes, which was expected to open in spring 2025.
The site said that during a November earnings call, Marriott President and CEO Anthony Capuano said the company was in talks for StudioRes deals in more than 300 U.S. markets.
