Corner Lot and DLP Capital announced Aug. 15 they are partnering to develop Kings Preserve, a master-planned single-family home community in Northwest Jacksonville.
Kings Preserve is in Dinsmore along Plummer Road about 0.4 miles north of Old Kings Road and 2.8 miles northwest of Interstate 295.
The community will comprise 742 homes when completed in spring 2026. It will be constructed in four phases.
Phase 1 will have 172 homesites; Phase 2, 134; Phase 3, 140; and Phase 4, 296.
Builders Meritage Homes and Lennar have purchased lots, according to a Corner Lot news release. Breeze Homes, the residential building division of Corner Lot, is a confirmed client.
Homes on 40-foot lots are expected to start in the $200,000s.
The neighborhood will have an activities center with a swimming pool, picnic pavilions, an athletic field, trails and parks.
Residents will be able to choose from 40-foot (Palm Collection), 50-foot (Pine Collection), or 80-foot (Live Oak Collection) lots.
Lake and preserve lots are available. The community is designed so 50% of the property will remain a wooded preservation area.

Corner Lot is a member of the DLP Elite Impact Housing community. The release describes its members as “high-growth and high-impact real estate operators.”
