The Indochine restaurant property at 21 E. Adams St., which also housed the former Downtown Burrito Gallery, sold Aug. 2 for $1.6 million.
The seller was Shawn Lednick of Ponte Vedra Beach through the Gallery Restaurant Group LLC.
The buyer was Elias Hionides of Atlantic Beach through 21 E. Adams St. LLC.
Hionides is vice president at Petra, a real estate brokerage, development and management company based in Atlantic Beach.
There are no plans to change anything at Indochine, Hionides said.
“Indochine remains a staple of Downtown,” he said.
“The goal is for them to stay in Downtown as long as possible.”
Permitting is in the works for a restaurant concept called Dorothy’s Downtown. The applicant is Felicia Luke. Luke and Jorge Gonzales are partners in The District SPR restaurant at 2026 Walnut St. in Springfield.
They have signed a five-year lease. Hionides said he expected interior renovations to begin soon.
Calls and emails to Luke have not been returned.
“It’s a great building with a great tenant. We have other properties in the area so it’s a natural fit,” Hionides said.
The 6,077-square-foot building is on 0.12 acres. It was built in 1910.
The building was the site of the first Burrito Gallery. It opened in 2006 and closed in February.
Burrito Gallery had two dining areas, a bar in a separate room and patio dining in the rear.
Burrito Gallery has locations at 90 Riverside Ave. and 5016 Gate Parkway.
Indochine is a Thai restaurant that operates on the building’s second story. It opened in 2010.
It offers lunch and dinner as well as a happy hour. Lunch and dinner are served Monday-Friday and dinner is on Saturday and Sunday.
There was a second Indochine at 1974 San Marco Blvd. It opened in 2013 and closed in 2018. Voodoo Brewing is now in that space.
