Construction has begun at The Landings at Saint Johns south of Greenbriar Road and west of Longleaf Pine Parkway in northern St. Johns County.
Del Webb St. Johns is a 55-plus community featuring amenities for seasoned buyers. It will comprise up to 761 homesites.
It is within The Landings by Pulte Homes, which will be a single-family home community. There will be 588 homesites.
The communities will be constructed simultaneously with the smaller neighborhood expected to be completed first, according to a July 31 news release.
The homes at Del Webb St. Johns will be built on 50- to 65-foot lots, the release said. The community will have a private amenity center built on 11 acres that will include a resort-style pool, clubhouse, fitness center, pickleball courts, on-site tavern and grill, community garden and ballroom.
The Landings by Pulte Homes will have one- and two-story homes on 50-, 60- and 65-foot lots with preserve and water views. The planned amenity center will be on 8 acres and include a resort-style pool, clubhouse, dog park, sports courts, walking trails and an event lawn.
Lennar will open three model homes at Edenbrooke at Hyland Trail at 3108 Tupelo Loop in Green Cove Springs on Aug. 10. It is a community for residents ages 55 and older.
The grand opening is from 11 a.m. to 3 p.m. Aug. 10 and will include a food truck, wine tasting, games and giveaways.

The community has 16 single-family designs with floor plans from 1,544 to more than 3,000 square feet.
The community will have a pool, fitness center, bocce and pickleball courts, walking trails and picnic areas.
It is expected that Edenbrooke will have about 400 home sites.
New lots in Marsh Harbor in Palm Valley Road will become available in 2025. There are 62 lots that offer views of preservation land or the Intracoastal Waterway.
Two lots are secluded and built on the Intracoastal with private driveways for additional privacy.
The PARC Group of Jacksonville is developing the community.
Marsh Harbor Phase I began selling lots in 2004. At the time, floor plans from 3,177 to 4,029 square feet began at $530,000.
Lot prices will be announced in early 2025.
