EverRange now is preparing for almost 500 single-family lots, a third of the total anticipated for the Southeast Jacksonville property owned by the Davis family and in development by The PARC Group.
In addition to the already reported 175-lot Parcel 25, property owner EVRDEV LLC is preparing to develop land to accommodate another 298 sites in Parcels 24A and 24B.
Civil engineer Prosser Prime AE requested a JEA service availability determination April 10 for the parcels. JEA, the city’s utility, issued a letter April 24 outlining the connection points and other details.
So far at EverRange, Parcels 24A, 24B and 25 total 473 lots.
The Parcel 24A and 24B lots comprise 119 50-foot sites, 132 60-foot sites and 47 70-foot sites, some of those larger than those in Parcel 25.
Parcel 25 lots are 36 40-foot lots, 66 50-foot lots and 73 60-foot lots.
The city is reviewing civil engineering plans filed April 16 for Parcel 25, now undeveloped land with grass and trees.
Jacksonville-based England-Thims & Miller Inc. is the civil engineer for that filing.
EverRange is 1,226 acres planned for 1,500 home in Southeast Jacksonville.
The property sits within 6,174 acres that Big Creek Timber LLC rezoned in February 2023 to a Planned Unit Development for residential and commercial uses, with about a third of the acreage protected or placed in conservation.
Big Creek Timber LLC conveyed the EverRange property in March 2023 to EVRDEV LLC.
Both LLCs comprise executives within D.D.I. Inc., which is the Davis Family Office. The Davis family founded Winn-Dixie Stores Inc.
EverRange.com says EverRange is a new planned community “with a charming rustic modern” ambiance. More information is coming in 2024 and the project will open in 2025.
The PARC Group is the master developer of eTown and Nocatee, both of them planned communities on Davis family land.
ParcGroup.net announced in July 2023 that EverRange will be between Nocatee and eTown off of U.S. 1, which is Philips Highway in Duval County.
It eventually will connect to The Exchange, which is eTown’s Town Center.
The site plan shows a total project area of about 587 acres.
ParcGroup.net says it was established in 1989 and has developed “many of Northeast Florida’s premier addresses.”
