The Artea apartments on the Downtown Southbank is on track for completion in the second quarter of 2025, developers say.
The $93 million project is part of the Jacksonville Transportation Authority Transit Oriented Development Program.
Corner Lot Development Group is the developer. Summit Contracting Group is the contractor and Dynamik Design is the architect.
“It’s on time,” said Corner Lot Communications Director Josh Beauchamp said April 25. “It’s going about as smoothly as it possibly can. We’ve hit no snags.”
Beauchamp said pre-leasing would begin at the end of the year.
Corner Lot and the Jacksonville Transportation Authority broke ground on the apartments April 6, 2023.
It is being built on 3.87 acres owned by JTA near the Kings Avenue parking garage and Skyway station. It is south of the Duval County Public Schools building.
In February 2022, the Downtown Investment Authority approved a $6.3 million property Recapture Enhanced Value Grant.
A REV grant is a refund on ad valorem tax revenue generated by a new development.
In October 2022, Corner Lot entered into a 99-year lease with JTA for the site.
The four-story, 340-unit Artea will have studio, one- and two-bedroom floor plans and balconies.
Exterior features include a saltwater pool, clubhouse, 24-hour fitness center, indoor/outdoor rooftop lounge, three courtyards and a multilevel covered parking garage.
Interior amenities will include an urban interior design scheme with wood-style flooring, quartz countertops, upgraded stainless steel appliances, modular closets and walk-in glass showers.
Artea will include private workspaces and weekday happy hour service, and residents will have access to a 425-space structured garage.
