Completing its permits for Building 400, Bank of America is renovating the first floor of the five-floor Southside campus structure at a cost of $1 million.
The North Carolina-based financial institution is working on a $200 million upgrade of its five-building Jacksonville Operations Center at 9000 Southside Blvd. near The Avenues mall.
The city issued a permit April 12 for Marand Builders Inc. of Jacksonville to renovate 27,841 square feet of space on the first floor of Building 400 after it issued four others March 20 for the $4 renovation of 123,060 square feet on the top four floors.
That totals 150,901 square feet for the building.
The renovations involve a majority of each floor along with electrical, mechanical and plumbing upgrades and fire protection.
Bank of America said in October 2021 it will renovate and update 800,000 square feet of space it leases among the five buildings in phases over several years.
Marand Builders Inc. and Auld & White Constructors LLC are handling renovations.
The operations center houses part of the bank’s customer contact operations call center and technology-operations support.
The city also is reviewing an application for a $5.3 million renovation on the first floor of the two-story Building 500 by Marand Builders Inc.
Building 500 is two stories. The proposed build-out is for 29,818 square feet of the 68,012-square-foot first floor.
Bank of America’s $200 million investment includes construction of a six-tier, 1,447-space parking garage that is being built at a job cost of $24.66 million.
The city issued a permit Nov. 30 for Gilbane Building Co. to construct the 383,565-square-foot garage on the northernmost parking lot at the campus, which is in the Gramercy Woods business park.
Bank of America Senior Vice President of Corporate Communications Christopher Feeney said previously that construction is anticipated to be completed in the third quarter of 2024.
As of year-end 2023, Bank of America anticipated completion of the projects over the next two years.
Bank of America essentially has occupied the space since the structures were built in 1989 for Barnett Banks Inc. Jacksonville-based Barnett merged into Bank of America.
The entire 9000 Southside Blvd. office campus has expanded to almost 1.24 million square feet of space.
Investors bought the property and then sold the five buildings now leased by Bank of America to New York City-based Ladder Capital Corp. in 2017.
The bank consolidated into those buildings – 200, 300, 400, 500 and 600.
Ladder Capital Finance LLC owns the Bank of America property.
The remaining structures are owned and leased to other users.
