The Downtown Development Review Board unanimously approved the RD River City Brewery mixed-use project Oct. 12.
The design approved is for 410 multifamily residential units, a 4,559-square-foot restaurant and an attached parking garage with 511 spaces.
The development includes an eight-story residential block abutting Museum Circle and a 24-story residential tower on the riverfront with a parking deck inside the complex.
In the approved design, the restaurant is on the northwest corner of the building with a full view of the St. Johns River and access to an open space where covered and open-air seating will be available.
The design also shows a ground-level swimming pool and courtyard area next to the residential tower.
Miami-based Related Group is the developer of the $92 million project.
The 3.4-acre site on Museum Circle Drive on the Southbank is along the St. Johns River where the former River City Brewing Co. restaurant was demolished.
The plans shown Oct. 12 is the second design. The project was previously approved in May 2021, then was substantially redesigned after input from the board.
The original approval was for an eight-story, 333-unit, multifamily complex with a 535-space parking garage. The first plan also included the future development of a restaurant adjacent to St. Johns Park and Friendship Fountain.
The board also was unanimous in its praise for the design.
“This is phenomenal. Projects like this are exactly what we are looking for,” board Secretary Gary Monahan said.
“I hope we see (construction) cranes soon,” board member Christian Harden said.
MSA Architects and Carlos Ott Architect comprise the design team. GAI Consultants is providing engineering and landscape architecture services.
