Olympus Property adds to Jacksonville holdings with $97.5 million purchase of Presidium Town Center

The 370-unit property at AC Skinner Parkway south of Butler Boulevard was built in 2020-21.

Olympus Property bought the Presidium Town Center apartments along AC Skinner Parkway south of Butler Boulevard for $97.5 million in a sale executed July 13 and recorded July 15 with the Duval Count Clerk of Courts.

The OlympusProperty.com site shows the property has been renamed Olympus Preserve at Town Center with monthly rents from $1,611.

Olympus, based in Fort Worth, Texas, bought the property from Presidium Group LLC of Dallas.

Walker & Dunlop LLC in Bethesda, Maryland, financed the deal with a $63.375 million mortgage.

The property at 7738 AC Skinner Parkway comprises 370 studio, one-, two- and three-bedroom apartments from 671 to 1,534 square feet, according to apartments.com. The units sold for $263,513 each.

Monthly rents are posted on that site from $1,365 to $2,815.

The 17.5-acre property, developed in 2020-21, includes multiple four-story buildings and carriage houses.

The gated community has a pool, clubhouse, two-story fitness center, game room, rooftop lounging deck with a fireplace, a complimentary coffee bar, walking and biking trails and a car wash area, among other amenities.

Units have washers and dryers, dishwashers and other features.

The Olympus site says apartments are pet-friendly and feature smart-home technology, stainless steel appliances, plank wood-style flooring and quartz countertops.

Olympus bought the property through 7738 AC Skinner Parkway Investors LLC, 7738 AC Skinner Parkway Partners LLC and 7738 AC Skinner Parkway Holdings LLC.

Presidium sold it through 7738 A.C. Skinner Parkway Propco LLC, which bought the undeveloped land in August 2019 for $6.73 million from the Jacksonville Transportation Authority.

OlympusProperty.com shows it owns six more Jacksonville properties: Cape House along Hodges Boulevard; The Hawthorne along Point Meadows Drive; Wimberly at Deerwood along Touchton Road; Mirador & Stovall at River City along Broxton Bay Drive; The Point at Down Center along Gate Parkway North; and Lakeline at Bartram Park along Bartram Park Boulevard.

Olympus, founded in 1992, says it has properties across 14 states in the South and West.
