Webb International preparing to develop new industrial park in North Jacksonville

Orlando-based Webb International Inc. is preparing to develop another Imeson International Industrial Park warehouse center in North Jacksonville. 

Webb International filed plans for two buildings totaling 576,680 square feet with 144 loading docks.

The 46.8-acre site is at  northeast Imeson Park Boulevard and Zoo Parkway.

The property owner and developer is Industrial Park Investments Inc., affiliated with Webb International.

Dan Webb, president of Webb International and Industrial Park Investments, said Jan. 17 that the buildings will be speculative, meaning they will be developed without signed tenants.

Plans show Building A at 267,280 square feet and Building B at 309,400 square feet.

There are 523 vehicle parking spaces and 159 trailer parking spaces.

A 2.8-acre site is designated for future development.

Webb said he hopes that to start in the third quarter of 2023 with occupancy ready by the third quarter of 2024.

He said Webb submitted the plans to obtain a site-grading and stormwater management permit.

“There is a significant amount of grading associated with these buildings,” he said.

The city is reviewing civil engineering and preliminary site development plans, while JEA issued a service availability determination letter Jan. 16.

Webb said the company plans to proceed after a building it is developing at 10775 Yeager Road is leased.

The city issued a permit Oct. 14 for Webb Southeast Construction Corp. to build that 170,240-square-foot speculative industrial warehouse in Imeson International Industrial Park.

Webb is building the center at a cost of $12.3 million on 8.83 acres for completion in the third quarter of 2023. 

It is designed for a single tenant. Webb said none has been signed.

It comes as Webb completes a 408,240-square-foot building at 10760 Yeager Road that is being leased to Dollar General Corp. for a distribution center.

The city issued a permit Aug. 25, 2021, for that project on 23.8 acres at a cost of $14.67 million.
