Two Jacksonville hotels sold Aug. 10 in a deal totaling $31.3 million.
The Hampton Inn at 1220 Marsh Landing Parkway in Jacksonville Beach sold for $19.2 million. The buyer was AON Hospitality Group through AON HI Jax LLC. The seller was Naples Hotel Group through EHP Jacksonville HOLA LLC.
Robert Hunter and Leo Reilly of Marcus & Millichap’s Fort Lauderdale office represented the seller and procured the buyer.
Property records show the five-story, 117-room hotel was built in 2000. It last sold in 2011 for $11.12 million.
The hotel is west of the Target-anchored South Beach Parkway Plaza shopping center off Butler Boulevard.
The Holiday Inn Express & Suites at 4791 Windsor Commons Court in Jacksonville sold for $12.1 million. The buyer was AON Holiday Jax LLC and the seller was EHP Jacksonville HIX LLC.
The five-story, 104-room hotel was built in 2003. It last sold for $7.41 million in 2018.
The hotel is south of the Publix-anchored Windsor Commons shopping Center at northeast Hodges and Butler boulevards.
The LLCs who purchased the hotels show the same address at 600 Grand Panama Blvd., Suite 304 in Panama City Beach. The registered agent for both LLCs is Chetan Patel, who also goes by the name Chase Patel.
Chase Patel is the president and founder of Sage Development Group, also at the address.
Based in Fleming Island, AON Hospitality Group says it was founded by Harry Patel and Gary Patel.
Its portfolio of hotels includes properties in New Hampshire, Middleburg, Niceville, Fleming Island, Panama City Beach, DeFuniak Springs and Palatka.
