‘Project Flavor’ in review at Park 295

Industry sources identified California-based Alta Warehousing & Logistics as the tenant.

Previously identified as Alta Marketing, plans show a tenant called “Project Flavor” intends to occupy Building D at Park 295 Industrial Park.

The city is reviewing a permit application for Dav-Lin Interior Contractors to make interior office and tenant improvements to a 435,943-square-foot building at 2845 Ignition Drive at an estimated project cost of $974,852.

The permit application refers to the tenant as “Project Flavor.”

Industry sources identified California-based Alta Warehousing & Logistics as the tenant for Building D. It also is included in the second-quarter 2022 market report by the CBRE real estate firm.

Alta Warehousing, based in Fontana, California, near Los Angeles, is a family-owned and operated third-party logistics company that works with the beverage industry. 

The company, founded in 1991, says it provides warehousing and logistics for alcoholic and nonalcoholic beverage brands. 

It manages more than $70 million in inventory and thousands of shipments annually.

Meanwhile, Building D awaits a permit for construction.

The city is reviewing a permit for James R. Vannoy & Sons Construction of North Carolina to build the estimated $26 million shell building on 23.19 acres. 

The city issued a permit April 21 for Vannoy to build the foundation on 23.19 acres at a cost of $2.6 million.

The 175-acre Park 295 has 139 developable acres at southwest Interstate 295 and Duval Road. Owners plan about 1.7 million square feet among five buildings.

NorthPoint Development of  Kansas City, Missouri, is the developer. The architect is StudioNorth Architecture, part of NorthPoint.
