Construction approved for $26 million Park 295 warehouse

Alta Warehousing will lease the 435,943-square-foot building in Northwest Jacksonville.

With a tenant already signed, Park 295 Building D now is under construction.

The city issued a permit Nov. 2 for James R. Vannoy & Sons Construction of Jefferson, North Carolina, to build the 435,943-square-foot shell building in Park 295 Industrial Park at a project cost of $26 million.

California-based Alta Warehousing & Logistics is the tenant. The city issued a permit Oct. 26 for Dav-Lin Interior Contractors Inc. to make interior office and tenant improvements to the building at a project cost of $974,852..

Building D is on 23.19 acres at 2845 Ignition Drive in the Northwest Jacksonville business park. The property is at southwest Interstate 295 and Duval Road.

The city issued a permit April 21 for Vannoy to build the foundation at a cost of $2.6 million.

Alta Warehousing & Logistics, based in Fontana, California, near Los Angeles, is a family-owned and operated third-party logistics company that works with the beverage industry.

The 175-acre Park 295 has 139 developable acres. Owners plan about 1.7 million square feet among five buildings.

Three buildings are fully leased. Building E is under construction and available; Building A awaits development as a build-to-suit for a tenant.

NorthPoint Development of  Kansas City, Missouri, is the developer. The architect is StudioNorth Architecture, part of NorthPoint.

Newmark Phoenix Realty Group Senior Vice President Richard Antczak, President and principal John Richardson and Senior Vice President and principal Ladson Montgomery are the agents.
