The city issued construction permits July 13 for Marcone Appliance Parts Co. and Arrowhead Engineered Products in Park 295 Industrial Park.
They are two of the three tenants that will fill the 394,277-square-foot Building C is at 2737 Ignition Drive in Northwest Jacksonville.
James R. Vannoy & Sons Construction Co. of Jefferson, North Carolina, will improve 120,719 square feet of tenant space at a cost of almost $1.92 million for Arrowhead.
Lay Duckworth Construction will build-out 62,831 square feet of space at a cost of $455,000 for Marcone.
Southeastern Metals Co. is the third tenant. The city issued a permit Jan. 14 for Vannoy to build-out that space at a cost of almost $2.66 million.
Arrowhead Engineered Products announced in September 2021 it bought Red Hawk, a wholesale supplier of golf cart parts and accessories to more than 2,200 retail dealers across the country and internationally.
Arrowhead was leasing 66,000 square feet at 4601 Bulls Bay Highway. Red Hawk was in 72,000 square feet at 1720 Lewis Industrial Drive. Both are in West Jacksonville. They will combine in Building C.
Park 295 comprises five buildings, with three fully leased, on the 175-acre property at southwest Interstate 295 and Duval Road. The park is planned to be 1.7 million square feet of space.
NorthPoint Development of Kansas City, Missouri, is the developer. It bought the property in August 2018. Newmark Phoenix Realty Group represents the landlord in leasing.
The buildings and tenants:
• Building A, at an estimated 104,965 square feet, awaits development as a build-to-suit for lease to a tenant.
• Building B, at 552,636 square feet, is fully leased by Sarnova, APR Energy, Ulta Beauty Inc. and Quiet 3PF.
• Building D, at 435,943-square-foot, is under development for lease to Alta Warehousing & Logistics.
• Building E, at 217,268 square feet, is under construction by Vannoy and available for lease.
