Modani Furniture is building-out in the St. Johns Town Center area now that the city issued a permit Dec. 22 for the $137,000 project.
Florida Nova LLC is the contractor to renovate 6,800 square feet of space in a multitenant center at 4853 Big Island Drive.
Landlord Ashco Inc. announced Dec. 16 that Modani will open in the first quarter of 2023 in its Town Center Outparcel building.
Modani will join tenants Amara Med Spa, Mayday Ice Cream and DOS Coffee & Wine. Ashco said 1,812 square feet remains available.
Miami-based Modani Furniture says on modani.com that it has 17 stores in seven states.
Its seven stores in Florida comprise Boca Raton, Doral, Fort Lauderdale, Miami, Naples, Tampa and West Palm Beach.
The site says Modani, created by three design enthusiasts, is a collection of designer-inspired décor that “features sleek lines, architectural structures, exciting shades, and everything else to turn your home into a space you adore.”
“We focus on simple geometric shapes rather than the heavy ornamentation typically found in traditional or contemporary furnishings.”
It carries living, bedroom, dining, outdoor, office, lighting and home decor products. It provides room planning and design consulting.
It sells in stores and online.

Jacksonville-based Ashco bought the former Thomasville furniture store near The Markets at Town Center in August 2020 for conversion into the multitenant plaza.
Ashcenter at St. Johns LLC paid almost $2.3 million for the 13,200-square-foot store on 1.27 acres. It was built in 2007.
Ashco is led by president Edward Ashurian, who manages the LLC that bought the property.
Ashco bought the property from DH Jax L.L.C., an investor group run by The Chambers Group of Charlotte, North Carolina.
