Etown could soon see development on the west side of Florida 9B as the city considers a zoning exception for a car dealership in the southern end of what landowners call Exchange West.
Landowner Westland Timber LLC applied for a zoning exception Oct. 2 to allow the retail sales of new or used automobiles by a franchised motor vehicle dealer on 23.19 acres.
No dealership name is identified.
A master site plan shows the “Westland Automobile Dealership” with proposed showroom and services areas and a service lane.
The current zoning is Community/General Commercial-1. Westland Timber seeks an exception for the retail sales of an auto dealership. Lawyer Paul Harden is representing the request.
Westland Timber LLC, led by members of the Davis family, is the property owner. The PARC Group is the developer. England, Thims & Miller Inc. is the civil engineer.
The eTown master-planned Southside community is designed for up to 2,000 homes. The primary housing, apartment and retail property is under development east of Florida 9B along E-Town Parkway.
Also east of Florida 9B, the Exchange at eTown is in development as the commercial element of eTown.
The eTown team sent an email May 6 to announce Exchange West, a new development west of eTown Parkway and Florida 9B described as a mix “of retail, office and residential uses.”
“Development for Exchange West is underway,” it said.
“Exchange West is being master planned for more commercial opportunities including corporate office and higher traffic retail.”
The developers of eTown in South Jacksonville have been preparing to open up the west side of Florida 9B for office, commercial and multifamily projects.
