Beachwold Residential LLC added to its Northeast Florida portfolio with the acquisition of Gran Bay Apartments at 13444 Gran Bay Parkway.
It bought the 308-unit property from RAS Realty Partners for $77.5 million, according to a special warranty deed recorded Nov. 5 with the Duval County Clerk of Courts.
Built in 2015, the apartment community features a resort-style saltwater swimming pool with cabana seating and poolside grilling station, outdoor kitchen, fire-pit gathering area, fitness center, clubroom and resident lounge, business center, pet park/play area and parking garages.
“We are thrilled to complete another transaction with RAS and to add such a high-quality asset to our Jacksonville portfolio,” said Gideon Friedman, managing member of New York City-based Beachwold Residential, in a news release.
Dhaval Patel and Brian Moulder with Walker & Dunlop represented Beachwold Residential. RAS Realty Partners was self-represented.
RAS Realty Partners bought the property for $48.4 million in 2017.
Beachwold.com says the company owns more than 15,000 units in 57 multifamily properties along the East Coast and in Tennessee and Texas.
Seven other apartment properties in Duval and Nassau counties are listed on the website, comprising 2,013 apartment units, including Gran Bay:
