Becknell Properties sold two Jacksonville industrial properties for $30.2 million to New York City-based Raith Capital Partners.
Indiana-based Becknell sold property at 11001 Pritchard Road for $17.47 million and at 10089 N. Main St. for almost $12.77 million.
The deeds were executed March 23 and recorded March 29 with the Duval County Clerk of Courts.
Becknell bought them for almost $19.38 million in 2013.
According to raithcapital.com, Raith Capital Partners is a private investment firm focused on commercial real estate debt and equity investment.
Raith says it has a significant presence in U.S. real estate markets, investing on behalf of institutional and high net worth clients in discretionary funds and separate accounts.
It supports its investment activities with a fully-integrated asset management team.
Becknell sold the Pritchard Road property in Westlake Industrial Park through Florida Becknell Investors 2011 LLC. Raith bought it through 11001 Pritchard Rd LLC.
The 242,004-square-foot warehouse was developed in 2010 on 11.66 acres. Becknell paid $10.65 million for it in April 2013.
Becknell sold the North Main Street property through Becknell Properties. Raith bought it through 10089 North Main St LLC .
The 239,552-square-foot warehouse was developed in 1991 and renovated in 2012 on 18.45 acres. Becknell paid $8.725 million for it in June 2013.
Becknell remains active in the market.
Becknell Industrial owns about 250 net developable acres in Westlake Industrial Park.
