Two new San Marco apartment communities, The Exchange and Barlow, announced Aug. 25 they are open and ready for residents.
Jacksonville-based Chance Partners LLC and Washington, D.C.-based EJF Capital LLC developed the communities. They are south of Atlantic Boulevard at Kings Avenue.
“We believe in the long-term growth of our local economy and the increasing demand for luxury living communities with modern amenities, services and accommodations consistent with city living,” Chance Partners principal Jeff Rosen said in a news release.
The Exchange is a 196-unit community at 1810 Bertha St. It has one-, two- and two-bedroom lofts starting at $1,310 per month.
Barlow is next to The Exchange at 1900 Olevia St. It has 290 one-, two- and three-bedroom units, also starting at $1,310 per month.
Both communities have a pool, coworking space, outdoor cooking areas, fitness centers and pet parks. They share a common area on Bertha Street, where community events will be held.
Units feature stainless steel appliances, granite countertops, glass showers, smart thermostats and keyless entry.
Atlanta-based Dynamik Designs was the architect for both projects. Kimley-Horn and Associates was the civil engineer.
Live Oak Contracting was the contractor.
Orlando-based ZRS Apartments will manage the properties.
Chance Partners also is developing Eastborough, a 226-unit community along Philips Highway next to its San Marco Promenade multifamily development, which opened in 2019.
Eastborough will open in 2023.
