Baptist Health pays $11.9 million for 23 acres in St. Johns County

The property is at northwest I-95 and Florida 207 near St. Augustine.

Baptist Health paid $11.9 million for 23 acres in St. Johns County that it’s had under contract since earlier this year.

Baptist Health Properties Inc. bought the land Oct. 8 at northeast Interstate 95 and Florida 207. 

According to the deed filed Oct. 21 with the St. Johns County Clerk of Court, Baptist bought the land from A.H.K. LLLP, managed by John Alexon. 

“With this new location, Baptist Health is preparing to meet the future health care needs of residents in southern St. Johns County,” said Keith Tickell, senior vice president of strategic assets and real estate at Baptist Health in an Oct. 23 email. “Our plans are still in development at this time as we assess the market needs of residents in this area.”

On Sept. 15, the St. Johns County Board of Commissioners approved the rezoning of the property from commercial intensive and commercial highway tourist to planned unit development to allow for 525,000 square feet of office and commercial uses, which includes hospital uses. 

The property is part of The Pavilion at 207 development at the former St. Augustine Flea Market site. The flea market closed Sept. 27 after operating there since 1985.

Baptist’s 23 acres are part of The Pavilion at 207’s 37 acres. 

The health system also bought 33.75 acres in SilverLeaf in March and July 2019. The development is in northern St. Johns County, west of I-95 and south of County Road 210.

“We recognize the importance of providing convenient access to quality health care throughout our region,” Keith Tickell, senior vice president of strategic assets and real estate at Baptist Health, said March 26 about the site in SilverLeaf. 

“The acquisition of this property is part of our ongoing commitment to serving the growing communities in St. Johns County and we look forward to developing plans that are tailored to the needs of residents at SilverLeaf and surrounding communities.”
