A 304-unit multifamily development is planned for San Pablo Parkway, with space for mixed-use development.
The multifamily portion would sit on 23 acres. Space for future development comprises two parcels totaling 16.99 acres, according to plans filed with the St. Johns River Water Management District on Nov. 12.
The property is bounded by San Pablo Parkway, San Pablo Road and Sam Yepez Road.
The plans did not show what would go into the space for future development, but noted that the multifamily portion would be the first phase of the project.
The overall project name is San Pablo Parkway - Mixed Use.
San Pablo I LLC owns the land and is the applicant on the project. Its mailing address is 177 Fourth Ave. N. in Jacksonville Beach. Nicole Lenander, a consultant with NSL Consulting LLC, is listed as the applicant.
Plans show nine apartment buildings, three parks, garages, a clubhouse, pool, maintenance building and dog spa.
Prosser Inc. is the civil engineer. Atlanta-based Dynamik Design is the architect.
It is across San Pablo Road from The Park at Milazzo Apartment Homes and Coquina Bay Apartments. It’s about a mile from Mayo Clinic.
Pablo Cove Town Homes are under construction across San Pablo Parkway from the site.
