The developers of a almost 10,000-square-foot retail building at Gateway Village at Town Center sold the property Dec. 4 to Rettner Realty for almost $5.68 million.
Jacksonville Gateway Village LLC, led by James E. Loftin Jr. and Chris Morgan of Sidlyd Gateway Village Investors LLC, developed the project on 1.51 acres at 10618 Deerwood Park Blvd. in 2019.
Tenants include The Mini Bar Donuts + Coffee, Tropical Smoothie Cafe, Great Clips and Insite Radiology. A 990-square-foot space remains for lease.
Rettner, based in New Rochelle, New York, bought the property, outparcel 2, through Deerwood RMR LLC.
Ameris Bank in Jacksonville made a $3 million mortgage to Rettner on Dec. 4.
Almost a year ago, Jacksonville Gateway Village sold three outparcels at Gateway Village at Town Center for $10.95 million Dec. 31 to Rettner, a retail investor and manager led by Ronald Rettner.
Those sales comprised:
• A retail building of about 9,400 square feet at 5010 Gate Parkway on outparcels 5 and 6 on almost 1.5 acres. Tenants include Sushi House, Bellezza Nails Spa, CycleBar indoor cycling and MyDry Blowout Bar.
• A retail building of more than 9,500 square feet at 5016 Gate Parkway on outparcel 7 on about 1.8 acres. Burrito Gallery, Diesel Barbershop and Midtown Table at Town Center by chefs Matthew and David Medure fill the building.
“We were pleased to have another transaction with Ron, who has invested in Jacksonville in numerous shopping centers,” Morgan said Dec. 8.
“We continue our relationship as he had purchased our other two shops buildings, and we wish him success.”
