Augustine Development Group will seek final Downtown Development Review Board approval Dec. 10 for its proposed adaptive reuse of the former Independent Life Building.
Plans include 135 market-rate apartments, a 21,000-square-foot grocery store on the ground floor, a rooftop terrace with a pool and a lounge, and a sushi and seafood restaurant on the top floor.
The historic 64-year-old building is at 233 W. Duval St. Downtown.
There are plans for studio, one- and two-bedroom units on floors two through 16.
On the exterior, Augustine Development Group plans to clean and replace broken glass, and add a reproduction of the original “Independent” sign at the top of the building. The spire rising above the roof will be restored and re-illuminated, according to site plans.
The streetscape and pedestrian walkways also will be redeveloped.
St. Augustine-based Augustine Development Group bought the 19-story former Independent Life and Accident Insurance Co. home office building at 233 W. Duval St. Downtown in early October for $3.7 million.
Bryan Greiner, president of Augustine Group, said Oct. 10 that his group plans to invest about $28 million into the 64-year-old, 180,000-square-foot building.
Dasher Hurst Architects is the architect on the project.
In October, Greiner said he plans to begin construction in the first quarter of 2021 and anticipates a 14-month construction schedule.
