Former Arlington Expressway FBI building sold for $1.2 million

The Miami owner sold the Class C structure to investors in Canada.

Ownership sold the vacant former FBI building at 7820 Arlington Expressway for $1.2 million.

Miami-based Bnei Zipora Inc. sold the six-story, 93,456-square-foot building on 4.8 acres to Kozman Realty Inc., listed at a mailing address in Canada.

The deed was executed Sept. 26 and recorded Thursday with the Duval County Clerks of Court.

The structure was built in 1975. It was leased to the Federal Bureau of Investigation’s Jacksonville field office until it moved in 2009 to a government-owned building at  6061 Gate Parkway.

The Duval County Property Appraiser assesses the property at $1.5 million.

The LoopNet.com commercial real estate site says the Class C office building has been vandalized and without power, “adding to the demise of its visible condition.”

“Given these concerns and objections, a savvy value-add investor will immediately recognize the potential upside in a redevelopment project that has a higher and better use or bank on the expanding office market demands,” it said.

Kozman Realty is led by Marc Peter Kozman and Barthina Kozman.

They could not be reached Thursday.

State corporate records show Kozman Realty’s mailing address is in Ontario, Canada. 

Records list a Florida business address for Kozman Realty at Sloane Realty LLC in Sanford. A representative said Kozman lived in Canada.

A principal address in Ponte Vedra Beach is shown in St. Johns County property records under the names of other individuals.

Bnei Zipora representatives did not immediately return a call or email for comment. A quit claim deed shows the acquired the property in 2017 for $250,000.
