The city issued building permits Thursday for the 253-unit Terrabella apartment community on 21.96 acres at 13723 Atlantic Blvd.
Permits issued to Terrabella Residences LLC show a 261,228-square-foot, four-story apartment building, a 658-square-foot maintenance building and a trash compactor at a job cost of 29.8 million.
Plans call for 115 one-bedroom, 120 two-bedroom and 18 three-bedroom units in a four-story building that wraps around the amenities, including a pool.
The property is northeast Atlantic Boulevard and San Pablo Road bounded by Atlantic Boulevard to the south, the former Bellinger Shipyard to the east, single-family residential to the west and single-family, marshland and San Pablo Creek to the north. A single point of access is from Atlantic Boulevard.
It is west of the Intracoastal Waterway. The site design preserves all wetlands and provides a 2.5-acre upland preserve.
Terrabella Residences LLC bought the property from Neptune Baptist Church Inc. in August for $7 million.
The LLC is affiliated with LIV Development of Birmingham, Alabama.
LIV Development also built the Portiva apartments at Salisbury Road and AC Skinner Parkway.
