Here’s an update on five warehouse projects under development in Northeast Florida:
Freebird Center could soon break ground in North Jacksonville
The city is reviewing permit applications for Cooper Construction of Birmingham, Alabama, to build two speculative warehouses totaling 273,890 square feet at a cost of $13.5 million.
Indianapolis-based Scannell Properties is developing the project on 18.76 acres at 13225 Vantage Way.
The project comprises a 156,000-square-foot Building One at a cost of $7.7 million and a 117,890-square-foot Building Two at $5.8 million.
Scannell has estimated the Jacksonville investment at $19 million, including the $1.63 million land purchase in December.
Scannell plans to break ground this month on the 156,000-square-foot building for completion by year-end. It can accommodate up to four tenants.
Work could start on the 117,890-square-foot building by the end of 2019 for completion in the first quarter of 2020. That structure is designed for up to three tenants.
Kimley-Horn and Associates Inc. is the civil engineer.
The city is reviewing the permit application for the 155,820-square-foot Building One speculative distribution center planned by Atlanta-based Rooker.
FCL Builders LLC is listed as the contractor for a center at 4345 Perimeter Industrial Parkway N. at a cost of $5.2 million.
The project is in the Perimeter West Industrial Park at northeast Interstate 295 and Pritchard Road in Northwest Jacksonville.
Rooker announced it has begun work on the building toward a Dec. 1 completion. It is available for lease or purchase. It can accommodate tenants as small as 45,150 square feet.
Tetra Tech is the civil engineer; Plateau Excavation is performing site work; and Pieper O’Brien Herr Architects is the architect.
The city is reviewing site plans for Buildings 500 and 800 along Port Industrial Drive in the Port Jax Trade Center in North Jacksonville.
Connelly & Wicker Inc. is the civil engineer.
Plans show Building 500 as a multitenant 31,095-square-foot structure and Building 800 at 20,807 square feet.
Developer Bill Spinner with Jax Green Industrial and Spinner Construction LLC said construction will start immediately when the permits are issued. “We have several tenants that are ready but will start ‘on spec’ regardless of the preleasing,” he said.
Port Jax Trade Center is designed as eight buildings. Six totaling about 368,000 square feet are completed and leased.
After Buildings 500 and 800 are completed, Port Jax has two sites left for development of about 60,000 square feet in 2020, Spinner said.
Chicago-based Becknell Industrial bought land in Westlake Industrial Park for a second warehouse project.
Pritchard Road Florida Becknell Investors II LLC paid $748,200 on March 22 for 12.49 acres at Pritchard and Chaffee roads, west of Interstate 295.
Construction of that estimated $10 million project is expected to start this year.
The St. Johns River Water Management District is reviewing plans for the building, specified as a 161,402-square-foot warehouse-distribution facility at 3750 Cisco Drive W.
England-Thims & Miller Inc. is the civil engineer and Environmental Services Inc. is the environmental consultant.
Colliers International Executive Vice President Guy Preston, who is working with Becknell, said construction will start on the second building after a tenant is signed for the first.
In November, the city issued a permit for Becknell to build its first structure in Westlake – a $7 million, 185,686-square-foot speculative building on 18.7 acres at 12075 Pritchard Road.
Sysco International Food Group Inc. is moving ahead on expansion in Northwest Jacksonville.
The city issued a permit for Stellar Group Inc. to build the foundation at 3100 Hilton St. at a cost of $626,000 and is reviewing a permit for the $11 million construction project.
Sysco International Food Group intends to add dry warehouse and office space, a freezer-cooler, dock and concrete truck apron, plans show. The group is the export specialty division of Houston-based Sysco.
The permit application shows an expansion of 114,643 square feet.
A mobility fee calculation certificate shows that Sysco International Food Group plans to expand the existing 195,724-square-foot warehouse on 16.33 acres. The city calculated a fee of $41,165 to mitigate the project’s traffic impact.
Jacksonville-based Stellar, a construction management, design-build and general contracting company, is the agent.
Food-service company Sysco Corp. also operates Sysco Food Services Jacksonville Inc. in West Jacksonville at 1501 Lewis Industrial Drive.
