National homebuilder D.R. Horton is proposing to develop a 188-unit townhouse community on 33 acres of undeveloped land next to Epic Theaters of St. Augustine.

Plans for Epic Village Townhomes were submitted to the St. Johns River Water Management District and St. Johns County for environmental permitting and rezoning requests, which are under review.

The property is south of the movie theater, which owns the land through its subsidiary, St. Augustine Multi Holdings LLC. The theater is on the southeast corner of Rolling Hills Drive and Florida 207.

The 188 units would be split between 25 buildings and connected by an access road off Rolling Hills Drive. The project would impact 1.44 acres of wetlands.

The project's engineer and agent is Glynn Taylor of Taylor & White Inc. of Jacksonville.
