After months of site preparation, Summit Contracting Group has begun construction of Luxor Club, a luxury apartment community in the Flagler Center area of south Jacksonville.
Luxor Club, owned by Jacksonville-based Fort Family Investments, will comprise 464 apartments in 17 three-story buildings and eight two-story carriage houses with garages and a net 528,055 square feet of space.
The site is next to Palm Bay Club apartments, also a Fort Family property.
Luxor Club apartments will consist of one-, two- and three-bedroom units with amenities that include a clubhouse, resort-style swimming pool, two-story pool pavilion with elevator access, tennis court, playground, lawn, dog park with pool, pet spa, bike storage facility, car care center, hammock garden and landscaping.
In the carriage houses, one of the garage spaces will be dedicated to the upstairs tenant and the other three will be leased to other apartment renters. Those total 24 garage spaces.
There also will be garage spaces on the ground floor of the 17 larger apartment buildings.
Excluding Luxor Club, the Fort Family Investments group owns 1,860 apartment units in six communities, according to Fort Family Investments Director of Development Abe Fort.
Permits show a construction cost of almost $34.6 million for the community at 13800 Egrets Nest Drive.
Flagler Center is south of Old St. Augustine Road between Philips Highway and Interstate 95. It is just north of St. Johns County.
Construction is planned to be complete in January 2019. The architect is Group 4 Design Inc.
Summit Contracting Group, a multifamily general contractor with offices in Atlanta and Jacksonville, is building three more market rate multifamily communities in South Jacksonville.
