National homebuilder Mattamy Homes received its concurrency reservation certificate for a new neighborhood on Philips Highway just north of Racetrack Road in southern Duval County.
Wells Creek is planned for 514 single-family homes and 125 townhomes on 217.32 acres on the east side of Philips Highway.
Mattamy Division President Cliff Nelson said single-family home prices will start in the low $200,000s.
Prices are not set for the townhomes, but Nelson said he expects them to be lower.
Nelson said Mattamy Homes’ success in nearby Bartram Park Preserve makes the company optimistic about Wells Creek.
Bartram Park Preserve is building homes in its third and final phase of 159 lots.
“We expect to be starting development of the site in the next couple of months and we’re looking forward to it,” Nelson said. “We’ve been successful in Bartram Park, which is in the same general area of Duval County, and I expect Wells Creek to have similar success.”
Nelson said he expects sales to begin by the end of 2018.
Construction of model homes should also begin by year-end. Single-family homes will be situated on 40- and 50-foot lots.
Amenity details are incomplete, but Nelson said Mattamy is focused on affordability in Wells Creek.
The community will have a pool.
“We understand that Jacksonville has a bit of an affordability issue right now and knowing that our buyers are sensitive to the monthly fees they need to spend to live in a neighborhood we don’t want to burden them with something that would make that difficult,” Nelson said.
Wells Creek is central to an undeveloped stretch of the east side of Philips Highway south of Florida 9B and across from the Bartram Springs neighborhood.
According to the Concurrency Reservation Certificate documents, Mattamy paid $3.6 million for the property.
Single-family homes will be built in five phases and the townhomes in two phases.
