An Atlanta developer submitted a permit request to develop Olea at Nocatee, a 175-unit active adult apartment community.
The community is along Crosstown Drive on 7.2 acres divided by the Duval-St. Johns County border.
Pollack Shores Real Estate Group LLC filed site plans with the St. Johns River Water Management District on Friday asking for a minor modification to the Nocatee master drainage permit.
Plans show the apartments on the Duval side of the property comprising three three-story buildings with 55 units in building one, 54 in building two and 66 in building three.
The leasing and amenity center is in St. Johns County.
The community comprises 101 one-bedroom, 66 two-bedroom and eight three-bedroom units with parking spaces for golf carts.
Documents refer to the project as “active adult,” usually for those age 55 or older.
Officials with Pollack Shores did not return calls and emails requesting additional information.
According to the company website, Pollack Shores was founded in 2006 by Steven L. Shores and Marc S. Pollack invests and in multifamily communities across the Southeast.
The project engineering firm is England-Thims & Mills Inc. of Jacksonville.
