Atlanta-based RaceTrac Petroleum Inc. intends to develop a 5,411-square-foot gas station and convenience store on about 3 acres at the split of Merrill and Fort Caroline roads, east of Interstate 295 and the Southside Connector.
It constitutes almost two parcels in the park, owned by Buck & Buck Inc. Connelly & Wicker Inc. is the civil engineer.
Buck & Buck Inc. is a family-owned real estate firm whose headquarters at 9137 Merrill Road is at the west side of the park.
RaceTrac operates more than a dozen sites in Northeast Florida, including a 4,861-square-foot location developed in 2011 on almost 4 acres at 8240 Merrill Road, about a mile west of the Buck Business Park site and west of I-295 and the Southside Connector.
RaceTrac Communications Manager Liz Howell said the Fort Caroline location will be in addition to the Merrill Road store.
She said the new store prototype features a Swirl World frozen dessert station with up to 10 flavors and 41 toppings and a large coffee area.
“These stores also have a more shoppable layout, ample seating, free Wi-Fi and more lighting in the store and parking lot,” she said. There also is exterior seating.
Howell said the company continues to “explore additional growth in the Jacksonville area” and the Fort Caroline site, along with one along University Boulevard, is included in the exploration process.
RaceTrac wants to develop at 5221 University Blvd. W. at Richard Street in Southside, not far from a station developed in 2004 nearby at 5109 University Blvd. W.
Howell said RaceTrac is working through details and the permitting process on the University Boulevard location.
RaceTrac filed applications with the St. Johns River Water Management District and with city Development Services Division.
