Luxury Ciel apartments OK’d for construction on Southside

400 units are planned near Florida Blue.

Another 400 luxury apartment units will soon rise in Southside.

The city approved construction Friday for the Ciel apartments at 4929 Skyway Drive at northeast Butler and Southside boulevards, near the Florida Blue campus.

WRH Properties Inc. of St. Petersburg is the developer of the more than $65 million community. Summit Contracting Group Inc. is the contractor for the $38 million construction job.

WRH Properties President Mark Rutledge said previously the luxury apartment project should be completed in 20 months, indicating an early 2019 opening.

Site clearing for the 16.6-acre site was approved June 23.

WRH Deerwood LLC paid $9.2 million for the property in Deerwood Park next to the Florida Blue campus. It bought the land from Guidewell Group Inc. and Blue Cross and Blue Shield of Florida Inc.

State Farm Life Insurance Co. of Bloomington, Illinois, issued a $39.2 million mortgage to WRH Deerwood.

Ciel will comprise six four-story apartment buildings, a two-story clubhouse, a single-level leasing center, a single-story maintenance building and two single-story parking garages.

Rutledge said there would be an 8,500 square-foot clubhouse with a resort pool, spa, fitness center, business center, pet spa, dog park, electric car-charging stations, a bike shop for storage and repair, and the freestanding leasing center.

Units comprise 232 one-bedroom, 144 two-bedroom and 24 three-bedroom units.

Rutledge said monthly rents will start at $1,150 for one-bedroom units, $1,500 for two-bedroom units and $1,900 for three-bedrooms. Rates can be higher based on amenities, such as lake views.

CareNow approved for The Strand

CareNow, part of the HCA Healthcare company, will build-out an urgent care center at 4888 Town Center Parkway, No. 107, in The Strand at Town Center.

Birchmier Construction Inc. will renovate the 5,000-square-foot space at a construction cost of $639,170.

CareNow is the endcap of a multitenant building fronting Town Center Parkway.

HCA bought CareNow in late 2014. It was a privately held chain of urgent care centers serving Dallas-Fort Worth. Nashville-based HCA owns Memorial Hospital.

SS&C build-out at $900,000

SS&C Technologies Holdings Inc. applied for a $900,000 build-out of 23,200 square feet of space in Gramercy Woods at 9000 Southside Blvd.

The permit application shows the renovations in Building 700 on the third floor. Dav-Lin Interior Contractors Inc. is the contractor.

Colliers International Northeast Florida announced last week that it completed a lease expansion for SS&C Technologies to add 24,653 square feet of office space to occupy the entire third floor of Building 700.

That boosts SS&C Technologies’ lease to encompass the third, fourth and fifth floors, totaling 73,005 square feet of office space.

SS&C, based in Windsor, Connecticut, is a global provider of investment and financial software-enabled services and software for the global financial services industry.

In June 2016, SS&C Technologies said it would almost double its space in a move to Gramercy Woods, allowing it to add nearly 100 employees over the following two years.

Jacksonville SS&C executive Dave Welling, head of Advent Advisory Business and general manager of Black Diamond, said then that SS&C Advent had 275 employees.

SS&C planned to relocate from the Deerwood South office park, at 10151 Deerwood Park Blvd.

It came to town by way of its July 2015 acquisition of Advent Software Inc., which had purchased Jacksonville-based Black Diamond Performance Reporting LLC in 2011.

Black Diamond was a startup that opened in 2004 in Jacksonville.

  • Pet Supermarket will build-out in Hodges Pointe Plaza at 13500 Beach Blvd., No. 12. Target Contractors Inc. is the contractor for the $105,700 renovation of 8,078 square feet of space. That makes nine Pet Supermarkets opened or planned in Duval County.
  •  RaceTrac is planning for its store at Gateway Village at Town Center. The 5,411-square-foot gas station and convenience store will sit on 1.27 acres at Gate Parkway and Deerwood Park Boulevard. The St. Johns River Water Management District and the city are reviewing the plans. Connelly & Wicker Inc. is the civil engineer.
  • AMC Regency 24 is working on a $550,000 renovation of its Auditorium 14 for a new projection system.

  • Jersey Mike’s Subs will build-out in Collins Plaza at 7091 Collins Road at a cost of $182,309.
