Apartments seeking approval in Arlington

Rich Properties wants to develop site on Southside Boulevard

Rich Properties LLC is seeking reviews for development of the 378-unit Ibis Pointe Apartments along Southside Boulevard in Arlington.

The 28.25-acre site at 9150 Lone Star Road is west of the Southside Connector and north of Regency Square Mall.

A mobility fee calculation certificate shows Richbuilt Group of Jacksonville LLC is the property developer. Baker Klein Engineering is the civil engineer.

Jerome L. Rich and Jodi Lynn Rich lead Richbuilt and Rich Properties, based in Boca Raton.

Rich Properties declined comment until the project gains further approvals.

Plans show 84 one-, 246 two- and 48-three bedroom units among 20 apartment buildings along with garage structures.

Amenities include a clubhouse and pool, tennis court, soccer field, tot lot and dog walk.

Property records show the vacant site is owned by Indigo Jax Apartments LLC of Coral Gables.

The mobility fee, a link between land development and transportation, is calculated at $375,775 for Ibis Pointe.

The richpropertiesfl.com site for Rich Properties FL Developer & Builder says its holdings include a base of more than 1,400 rental apartment units in its portfolio, with a current occupancy average that exceeds 97 percent.

It said it has another 330 units under construction or in the pipeline.

It builds, develops and manages properties.

Rich Properties says that over the past 25 years it has developed more than 3,500 luxury apartment homes, town homes, and condominiums in West Palm Beach, Palm Springs, Port St. Lucie, St. Lucie West, Fort Pierce, Tallahassee, Palm Bay, Naples, Stuart and Fort Myers.
