Developer buys site for Wawa in Arlington

Another Wawa site is under a developer’s control to build one of the up to 40 locations the Pennsylvania-based company wants to open in Northeast Florida.

Brightwork Real Estate Inc., through BW Monument McCormick LLC and BW McCormick LLC, paid $3.3 million for two parcels totaling 4.9 acres in the Fort Caroline area of East Arlington.

A 1.82-acre site is designated for Wawa in the legal description, while the other 3.08 acres aren’t identified for any specific use.

Brightwork bought the property from William W. Watson Jr. and Watson Realty Corp. Inc.  The property is at southwest Monument and McCormick roads.

It bought the property June 12. The deeds were recorded Wednesday with the Duval County Clerk of Courts.

Brightwork also took out two mortgages totaling almost $4.3 million from USAmeriBank in Clearwater.

Brightwork Real Estate is based in Tampa.

As a developer, Brightwork buys the land, secures the entitlements, performs the site work and then Wawa builds the structure.

It also recently bought land for Wawa at Philips Highway and Bowden Road and along Beach Boulevard at Brougham Ave.

In Fort Caroline, Brightwork Acquisitions LLC agreed to buy property at 2500 Monument Road from Watson Realty Corp., according to two sale and purchase agreements signed in early 2016.

The property includes a two-story, 14,226-square-foot office building that was developed in 1987. Wawa plans to remove the structure and build on the corner.

Watson Realty Corp. will continue to own and operate its single-story structure at 2490 Monument Road next to the building that was sold.

St. Johns River Water Management District filings asked for project determinations for about 6 acres.

A concept plan showed Brightwork wanted to develop the rest of the site with three additional lots.

The property fronts McCormick Road.

The site also was rezoned to develop more retail space.

Brightwork’s president did not return a phone call Wednesday.
