A St. Petersburg-based senior housing developer paid almost $2.7 million last week for Southside property to be developed as Inspired Living at Jacksonville.
Senior Care Living of Jacksonville LLC bought the land from the Skinner family. Chip Skinner said Thursday the property comprises almost 7 acres that can be developed and additional acreage of wetlands.
Branch Banking and Trust Co. issued an almost $26.6 million mortgage.
The city issued a site-clearing permit May 15 for 5 acres at 10776 Burnt Mill Road.
The city has been reviewing a permit application for the project, described as 109 assisted-living units and 43 memory-care units. The construction cost is $22 million.
The inspiredliving.care site says it will open in spring 2018.
The location is near the James Island community.
Previous documents filed with the city show the 127,234-square-foot project would comprise a three-story building with a one-story wing.
Senior Care Living is led by Mark Bouldin, who also is president of Kronos Capital Inc. of St. Petersburg.
Inspired Living will be managed by Validus Senior Living of Tampa.
Validus CEO Steve Benjamin said previously that the project will be “amenity heavy” and include wellness and fitness areas, anytime dining in a restaurant-style environment, a dog park, transportation services and health care services facilitated by licensed nurses seven days a week.
Among other amenities, the Inspired Living at Ocoee community, for example, lists a self-serve bistro and gourmet coffee bar; screened-in porches, patio, tiki bar and putting greens; and art, music and cultural programs.
In previous deals, Kronos Capital purchased property for development, after which Validus Senior Living operated the project.
The property was rezoned from Residential Rural-Acre to Planned Unit Development, which was sought for senior living.
Validus Senior Living says its communities provide seniors with services that include independent living, assisted living and specialized memory care for those with Alzheimer’s disease, dementia and other memory impairments.
On its website, Validus lists 12 Inspired Living communities open in Florida, Louisiana and Texas.
The zoning application said the site is an “ideal transitional PUD” moving from the intense office and business park developments to the north and west of the site and the multifamily and single-family residential developments to the east and south.
