Waterford at Mandarin apartment complex sells for nearly $46M

Harbor Group International sold the Waterford at Mandarin apartments to Cherishome Jacksonville LLC for almost $45.86 million, or $106,146 a unit.

That’s above the almost $95,500 average per-unit sale price so far this year, according to Colliers International research.

The 432-unit community was built in 1989 on 35.13 acres at 11247 San Jose Blvd., property records show.

CBRE Capital Markets Inc. financed the sale at $36.1 million, according to the mortgage agreement.

The deed and mortgage were executed and recorded Monday with the Duval County Clerk of Courts.

Harbor Group, based in Norfolk, Va., bought the property in 2014 for $36.3 million.

Harbor Group describes the property as a 22-building community of garden-style apartments that average 1,065 square feet per unit.

It offers a mix of one-, two- and three-bedroom apartments as well as amenities that include a fitness center, pool, playground and basketball, tennis and volleyball courts.

Cherishome Jacksonville is based in Orlando.

It is led by Robert McArthur, president of Stonebrook Capital Co. LLC.
