The Crossing, which is the other side of The Strand development near St. Johns Town Center, is taking shape.
Preferred Growth Properties, through PGP Jacksonville TC LLC, wants to develop five outparcels on the site from 1.31 to 2.16 acres.
The property is at Gate and Town Center parkways, adjacent to Bono’s and Black Creek Outfitters.
No tenants or businesses are identified on site plans filed with the city.
Preferred Growth Properties is the real estate subsidiary of Books-A-Million Inc., based in Birmingham, Ala.
In late March, it bought 45.02 acres that can be developed and 16.33 acres with lakes and other property that cannot be developed.
The Strand is the larger main tract, which is east of Gate Parkway and runs north and west along Town Center Parkway. The Crossing is west of Gate Parkway. Both include lakefront footage.
Hobby Lobby, Firebirds Wood Fired Grill and Cheddar’s Scratch Kitchen plan to open at The Strand. Stanmore Partners said it wants to develop the 347-unit Ravella at Town Center Apartment Homes there, too.
Multiple store spaces, restaurants and outparcels are available at The Strand. A hotel also is shown on site plans.
Only outparcels are shown for The Crossing.
Cantrell & Morgan Inc., the Jacksonville company representing the project, has not returned recent calls.
CEO Chris Morgan said previously no retail sites are being sold and that PGP or one of its entities will serve as the landlord.
Called a ground lease, the tenant rents the land and builds its own structure.
