Downtown Development Review Board staff recommends conceptual approval, with conditions, for a medical office building in the Brooklyn area at 600 and 616 Park St.
First Coast Mohs Skin Center proposes a two-story, 11,516-square-foot building on 1.2 acres. The center would occupy the first floor and the second would be leased for offices.
DDRB staff recommends approval subject to the developer receiving deviations for off-street parking and streetscape design before final approval. The developer wants to increase the required parking and provide an alternative streetscape design.
The site is at Park and Rosselle streets.
First Coast Skin Center comprises dermatologists and staff members who provide skin-cancer treatment in North Florida and South Georgia. “Mohs” is a technique that removes cancerous tissue with minimal effects to healthy tissue, explains a Feb. 23 letter to DDRB staff.
In the letter, architect Jeff Lane said the final construction design and budget are to be determined.
He said the center is considering a traditional Spanish-style building with a stone or stone/stucco veneer. The mansard roof will conceal a flat roof on which the mechanical system will be located.
600 Park Street LLC, led by Dr. Scott Warren, bought the Park Street property in December and January in two sales for a total of $1.31 million.
Warren practices at First Coast Mohs in Southside at 6890 Belfort Oaks Place.
The city issued permits Friday for Jeff Thompson Construction to demolish two buildings, totaling about 7,600 square feet, at 600 and 616 Park St. for 600 Park Street LLC.
The DDRB meets at 2 p.m. Thursday in the Lynwood Roberts Room at City Hall.
