The Strand at Town Center will soon be coming out of the ground, bringing new retailers to town as well as some regulars.
Hoar Construction LLC of Birmingham, Ala., is the contractor listed on the first set of seven permit applications that have a total construction cost of $10.7 million.
Those permits cover seven buildings, totaling 115,560 square feet of retail space, along Town Center Parkway across from The Markets at Town Center.
No tenants are listed on the permit applications or on the plans. The structures are for shell buildings ranging from 10,288 to 35,656 square of space.
Based on a separate site plan, it appears one of the larger buildings will be for 2nd & Charles, a buyer and reseller of books, CDs and other media. The store is a division of Books-A-Million Inc., whose Preferred Growth Properties real estate subsidiary is developing the center.
Books-A-Million and Preferred Growth Properties are based in Birmingham.
A smaller building seems to be one that includes TD Ameritrade. Four of the structures appear to be for small shops, while the largest is for an unidentified anchor tenant that has been in lease negotiations.
The architect is ArchitectureWorks LLP, also of Birmingham.
Separately, Chuy’s Mexican Food has submitted construction plans to the city for a 312-seat, 7,692-square-foot restaurant near the seven buildings.
Preferred Growth Properties also is developing The Crossing at Town Center.
Chuy’s, 2nd & Charles, Cheddar’s Scratch Kitchen, Firebirds Wood Fired Grill, PGA Tour Superstore, Goo-Goo 3 Minute Express Wash and Wawa are among the new retailers expected to open at The Strand and The Crossing.
No opening dates have been announced, although several retailers indicate they expect to start operating late next year.
Sight & Sound, Mugwump expanding
Sight & Sound Productions and Mugwump Productions, which are independent companies under the same ownership, broke ground in June and are beginning construction on a $4.25 million office-warehouse in the EastPark office and industrial center in Southside.
The new office-warehouse will combine the two companies under one roof at 3636 Beachwood Court. They now operate separately in nearby leased space along St. Johns Industrial Parkway North.
The city issued a permit Monday for Accelerated Contractors LLC to build a 34,100-square-foot building on 3.78 acres at a construction cost of $2.9 million.
A mezzanine level will add another 10,000 square feet, the companies said.
The companies expect to move in the spring.
Sight & Sound, established in 1987, operates in 16,000 square feet of space, while Mugwump, founded in 1995, works out of 11,500 square feet. Jon Davis is the owner and CEO.
The new operation will provide room for expansion.
Both companies specialize in the event industry. Sight & Sound provides audio visual and event production, while Mugwump offers event décor and design.
Cypress Insurance moving to Flagler Center
Cypress Property & Casualty Insurance Co. will relocate its headquarters this month from Sutton Place at Windsor Parke to Lakeside Five in Flagler Center.
The Avison Young commercial real estate services firm announced Tuesday it completed a lease with Cypress Insurance to move into 17,486 square feet on the second floor of the five-story, 142,000-square-foot office building at 12926 Gran Bay Parkway W.
Ross Carrier and Mark Montgomery, both senior vice presidents with Avison Young, represented landlord Crocker Partners.
Jim Sebesta, CEO and principal with Newmark Grubb Phoenix Realty Group, represented Cypress Insurance.
Crocker Partners also owns the Prominence Office Park in the Baymeadows area.
