Hillwood Industrial Properties Inc. doesn’t seem to be wasting any time applying for permits for a 1 million-square-foot regional package center proposed at AllianceFlorida at Cecil Commerce Center.
In the wake of a site-plan submittal and zoning application, Hillwood Construction Services L.P. is asking the St. Johns River Water Management District for approval to clear the 86.05-acre site at 13333 103rd St.
That application, like the other filings, doesn’t identify the company that would operate the center. Hillwood wants an upland clearing and mass grading permit for the site.
The city owns the property, Hillwood is the master developer and Prosser Inc. is the project engineer.
The site is north along 103rd Street, between New World Avenue and Cecil Commerce Center Parkway.
In a zoning request, Dallas-based Hillwood describes the center as a regional package facility for a national company. It would employ 1,000 people and operate all day, every day. Some shifts would overlap and seasonal temporary hiring would boost employment.
Hillwood seeks a zoning administrative deviation to increase the maximum number of parking spaces from 632 to 1,159 and a landscape deviation pertaining to the truck court and an entrance.
The project would need office and warehouse employees as well as truck and van drivers.
Hillwood Senior Vice President Dan Tatsch had no comment Thursday.
