International Décor Outlet LLC signed a lease two weeks ago to move its headquarters from Baymeadows to One Enterprise Center Downtown, where it expects to open by early November.
“We will try to be there as quickly as possible,” Chief Operating Officer Bill Connerly said Tuesday.
The Jacksonville-based company will lease the 21st floor of the 22-story tower at 225 Water St. It will occupy 10,700 square feet. Connerly said more than $150,000 in renovations are in design.
Connerly said a Downtown location brings IDO closer to its logistics, construction and other vendors, and also makes it more convenient to attend meetings at City Hall.
“It’s about being part of the city,” Connerly said.
The company now operates at 7807 Baymeadows Road W.
Connerly said when IDO wants to show Jacksonville to its clients, representatives need to drive Downtown.
“Being Downtown, we can look out the window and see the city that itself is renovating and revitalizing,” he said.
International Décor Outlet LLC is a direct-to-consumer outlet for manufacturers and retailers of interior décor and home-improvement materials.
Its first two leased locations, expected to open this fall, are the Darien Outlet Mall in Georgia and the 200,000-square-foot West Mall at Regency Square Mall. Several tenants will be operating by then.
At Regency, the Captain’s Catch Seafood Restaurant and Sports Bar also should open by early November in IDO’s West Mall space, he said.
Connerly said IDO will move 22 employees into the Downtown offices and that staff there could expand to 35. “We are growing and we need some elbow room,” he said.
Mall managers and recruiters will operate on-site.
International Décor Outlet was represented by NAI Hallmark Partners in the headquarters lease transaction. The landlord representative was Oliver Barakat, senior vice president of the CBRE Inc. real estate firm.
International Décor Outlet Corp. was created in 2013 and International Décor Outlet LLC was registered with the state in April 2015.
