A Phoenix-based apartment developer intends to build a 300-unit luxury complex at the site of the former Crawdaddy’s Restaurant on Downtown’s Southbank.
Alliance Residential Co. announced it had the 3-acre site along the recently redeveloped Southbank Riverwalk under contract.
“We love the Southbank and I am really encouraged by the attention and the investment the city has put into the Riverwalk itself,” said John Zeledon, North Florida managing director for Alliance Residential.
The project, named the Broadstone River House, is envisioned as an “urban-modern community” of apartments with nine-foot ceilings, gourmet kitchens and wood flooring.
Amenities will include a pool, courtyard, fire pit, game areas, clubroom and billiards lounge, and a health club that features fitness equipment, a yoga studio and a spin studio.
Rents will be competitive with 220 Riverside in Brooklyn, where rates range from $1,100 to $2,000.
Walton group buys 692 acres in North Jacksonville for residential development
A Scottsdale, Ariz.-based investor will expand into Northeast Florida with the acquisition of 692 acres in North Jacksonville for residential development.
Walton International Group USA paid William and Rebecca Wright almost $3.91 million for property at Arnold, Pecan Park and Lannie roads, about 17 miles north of Downtown and 2 miles west of Interstate 95.
The Walton Group of Companies is a privately owned multinational real estate investment, planning and development group that concentrates on research, acquisition, administration planning and development in North America growth areas.
It manages nearly 97,000 acres of land in Florida, Georgia, Texas and North Carolina, in Maryland and Canada.
Skinner Bros. renovating Moultrie Square
Skinner Bros. Realty Co. plans to redevelop Moultrie Square Shopping Center in St. Augustine, including demolition and reconstruction of its Publix supermarket.
The redevelopment will serve the growth in the South St. Augustine market, the company said in a news release.
The 48,500-square-foot Publix will be demolished and replaced with a 54,000-square-foot store, which will be a prototype for the Lakeland-based chain.
Coach center sells for $90 million
Boston-based Intercontinental Real Estate Corp. has purchased the Coach North American Distribution and Fulfillment Center in North Jacksonville for $90.5 million.
It’s the largest industrial sale in the Jacksonville market since 2013 that is not a portfolio transaction, said Cushman & Wakefield, which brokered the sale.
Since 1959 Intercontinental has managed, developed and owned more than $10 billion in real estate property.
Coach Inc. sells luxury purses, leather goods and accessories worldwide.
Located in the Jacksonville International Tradeport, the 851,696-square-foot Coach center is the hub for all distribution and fulfillment services of Coach products in North America.
Coach is the only tenant at the distribution center and it occupies all of the space, although the center had been designed for multiple tenants.
Church of Eleven22 opening second campus
The Church of Eleven22 purchased the closed Sneakers Sports Grille in Baymeadows for $2.48 million from CenterState Bank.
Building plans show the church wants to renovate the 19,105-square-foot building into a worship center that can accommodate 769 occupants as well as eight classrooms, a nursery, a community room and other areas.
The church, which is based at 14286 Beach Blvd. in a former Walmart, has already repurposed two retail buildings in Jacksonville.
The church’s weekly attendance is 6,000. It recently placed No. 57 in Outreach Magazine’s Top 100 Fastest Growing Churches in the nation.
Riverside dog park plans filed with city
Site plans were filed for the Riverside Dog Park in Riverside Park. Plans show 0.9 acre for the large breed area and 0.65 acre for the small-breed area.
Funding for the just over $300,000 project is shared 50-50 between the city and private sources.
Former Jacksonville Jaguars owners Wayne and Delores Barr Weaver donated a $50,000 match for the park. Other donations came from the Elizabeth Brown Foundation and fundraising efforts through Riverside Avondale Preservation.
Northwest Jacksonville gaining Pilot Travel Center and Holiday Inn Express
Pilot Flying J intends to develop an almost 9-acre, more than $4 million Pilot Travel Center at southwest Interstate 295 and Pritchard Road.
It would be the third Pilot Travel Center in the Jacksonville area.
The city is reviewing site plans and building-permit applications for the Pilot Travel Center on vacant property owned by Robert’s Diesel Service Inc.
Property owner Robert Taylor said Northwest Jacksonville needs the project, given there are at least 50 warehouse operations in the area.
About two miles south of that, hotelier Philip Murphey will start site work on a $9 million, up to 100-room Holiday Inn Express & Suites at northeast I-295 and Commonwealth Avenue. A nine-12 month construction timeframe is expected.
Murphey owned the Quality Inn Conference Center across the street at 6802 Commonwealth Ave. before selling it in 2013.
White Oak files to expand golf course
White Oak, the more than 10,000-acre wildlife conservation center in far north Florida, has filed for a permit to expand an existing golf course by 18 holes. Its current nine-hole course features a signature hole with three waterfalls.
The course is open to the public and is available for groups and corporate outings.
