A proposed $750,000 renovation is in review for Tax Defense Network among the top two floors of Building 100 at the Bank of America office campus.
The permit application is part of an estimated $1.3 million renovation and expansion there.
It is the first deal completed at office space opened for lease this year at the 9000 Southside Blvd. complex.
The 90-acre campus comprises 14 buildings, including seven office structures. Bank of America consolidated operations within the campus, which freed up two structures for lease to other tenants.
Gramercy Property Trust Inc. of New York owns the campus and is the landlord.
Tax Defense Network LLC works with taxpayers nationwide with federal and state tax issues or who are facing collection actions by IRS or state agencies.
It’s also a significant deal in terms of size.
Plans show a build-out of 50,510 square feet of space for Tax Defense Network on the ninth and 10th floors of the 10-story structure at 9000 Southside Blvd.
The lease is for about 52,000 square feet, according to the landlord’s representative.
That’s more than three times larger than Tax Defense Network’s previous lease.
CBRE Inc. Senior Vice President Oliver Barakat, the tenant representative, said Tax Defense Network leased 16,000 square feet of space at Sutton Place at Windsor Parke, where it had operated for about eight years.
Barakat said Tax Defense Network has been leasing temporary space in another building at the Bank of America campus since its Sutton Place lease expired in September. He expects it to move to Building 100 about March.
The office space will accommodate up to 300 employees, according to the company.
Tax Defense Network executives have not confirmed specifics of the move.
Initially operating under New Star Credit Services and based in Miami, the company changed its name to Tax Defense Network and moved to Jacksonville.
It is led by President Joseph Valinho and Vice President Franklin Valinho.
Current records show that Tax Defense Network’s filling has been updated to reflect is sole member is TDN Acquisition Corp. of Boston. TDN Acquisition is part of H.I.G. Growth Partners, the growth capital investment affiliate of H.I.G. Capital. That company is a global private equity investment firm with more than $13 billion of capital under management.
TDN Acquisition registered Tax Defense Network LLC with the state in August 2014 as a foreign limited liability company.
Gramercy Property Trust opened Building 100 and the five-story Building 700, totaling almost 329,000 square feet of space, for lease to other tenants this year.
Bank of America consolidated its employees on the campus the past several years and occupies the rest of the campus.
Colliers International Northeast Florida is marketing the two available buildings. Colliers Northeast Florida Principal Chuck Diebel said more prospects are interested and he cited the amenities at the campus as attractive to tenants.
The nearby Building 500 includes a café, fitness center and training and conference centers.
Diebel said the Building 100 location provides space for Tax Defense Network to grow and a good work environment “without the congestion of other Class A office locations.”
The campus is between Interstate 95 and Southside Boulevard, north of The Avenues mall.
Diebel said a rebranding program for the campus is underway.
He said a marketing firm and an architectural firm are working on a new name and signage for the campus as it transitions to a multitenant location.
“It’s a very nice campus,” Barakat said, citing the amenities. “I think they are going to be happy there.”
AntonWest fills up San Marco building
AntonWest Advertising is moving within San Marco to the first floor of 1721 Atlantic, filling the two-story building renovated by Whitehall Partners.
AntonWest now leases at 1654 San Marco Blvd. It should relocate in March.
Whitehall Realty Partners and Indigo South Capital Inc., an investment partner, bought the building at 1721 Atlantic Blvd. in March.
The group renovated the two-story, 7,741-square-foot office building and also bought a house behind it for demolition and redevelopment for parking. It also refreshed and re-landscaped the exterior at 1721 Atlantic.
Whitehall and Indigo South moved their employees to the top floor. AntonWest will lease 3,400 square feet on the first floor.
The city is reviewing a permit application for Dana B. Kenyon Co. to renovate 2,707 square feet at a cost of $189,133. Connie Turner Interiors Inc. is the designer.
“We’ve got one or two more things to get done to be completely finished,” said John Carey, managing member of Whitehall Realty.
JA to honor Glover
Edward Waters College President Nathaniel Glover will receive the 18th Annual Thompson S. Baker “Solid As A Rock” award in 2016 from Junior Achievement.
The Junior Achievement Hall of Fame event is scheduled at noon March 8 at the Adam W. Herbert University Center at the University of North Florida.
Glover earned his bachelor’s degree from Edward Waters College in 1966 and a master’s degree in education in 1987 from UNF.
In 1995, he was elected Jacksonville sheriff and served two terms. After an unsuccessful bid for the mayor’s office, he joined UNF as a special adviser to President John Delaney.
He became the 29th president of the historically black Edward Waters College in 2010 after nine months as the interim president.
