Dream Finders considering Philips Highway office site

Dream Finders Homes is listed as the developer on plans filed with the city for a three-story, 45,000-square-foot office building along Philips Highway, just north of St. Johns County.

The city is reviewing plans for the structure on a 30-acre site west of Philips just north of Nocatee Parkway and Racetrack Road.

Taylor & White Inc. is the civil engineer.

City documents show the address will be 14701 Philips Highway and that the building would be one of at least two on the property.

The name on the plans is the US 1 Office Complex, consisting of at least two buildings, and it’s shown near Bartram Park.

Dream Finders is based in Orange Park. Patrick Zalupski is the manager of the limited liability company.

Zalupski, company president, said Friday that he had nothing to report now. “We have not closed on any parcels of land and our search continues,” he said by email.

He said the company was reviewing a number of sites in Duval and St. Johns counties and in Savannah and that he would have more definitive information in two to three weeks.

The company was formed in 2009 and is led by Zalupski, Tobi McGuigan and Mark McGuigan, according to state corporate records.

U.S. Bank expansion OK’d

The city approved a $210,000 renovation for U.S. Bank to expand its Global Corporate Trust Services Document Custody site in Deerwood Center.

About 80 employees and contractors work at the 7871-7875 Bayberry Road location.

G.F. Florida Operating Alpha Inc. is the building owner and the contractor to renovate 10,868 square feet of office and vault space, creating a total tenant area of almost 30,000 square feet of space.

Spokeswoman Nicole Garrison-Sprenger at U.S. Bancorp’s Minneapolis headquarters previously told the Daily Record there eventually will be more jobs tied to the expansion, but she couldn’t quantify the number.

“The expansion is needed due to U.S. Bank’s growth in the document custody business. We have some large and growing Florida-based customers and we need to accommodate their collateral safekeeping needs,” she said.

Garrison-Sprenger said U.S. Bank does not have retail branches in Florida, but operates several wholesale business lines in the state and in Jacksonville, in particular.

U.S. Bank operates a Global Corporate Trust Services corporate and municipal trust office in Downtown Jacksonville at the Enterprise Center at 225 Water St., where it has about 30 employees. It also has a payments services group in Jacksonville.
