She has been a site agent with Providence Homes by Bill Cellar for four years. She has been in Greenleaf Village and Austin Park at Nocatee since March of 2011. Before that she was a site agent at Greenland Chase for three years.
Her communities
“We have 40 and 50-foot lots in Greenleaf Village and 60 foot lots in Austin Park. We just sold out Phase I in Greenleaf with 25 lots and have released the 35 lots in Phase II. There are three more phases after that, so we will be in here the whole time. Prices range in Greenleaf are from the $170,000’s to $275,000. We have eight lots in Austin Park and prices range from $250,000 to $350,000. I’m really excited about Nocatee and I think it going to do really well. We’ve gone through 105 lots between us and the other three builders just since March.”
Why real estate?
“I’ve always loved real estate and had a passion for it. We were having our house built at the time and the experience wasn’t the greatest, so it inspired me to get into the business. I work with a lot of first-time home buyers and my goal is to make the whole process as smooth, easy and painless as possible. They are going through so many emotions at the time. It can be intimidating and scary, but it’s also supposed to be a fun and exciting experience as well, so that’s what I try to do.

What’s different now?
“With Greenleaf being so new, I think it’s really important to get the word out especially with Realtors. In the first five months out here, that’s what we really lacked was the Realtor traffic. They know about Nocatee, but they didn’t really know about Greenleaf, so it’s really about getting the word out about our price points and what we have here to offer. We’ve had Realtor luncheons here in the model and I go see the Realtors and do presentations.”

SMC involvement
Rosa started a Young Professionals Group within the Northeast Florida Builders Association’s Sales and Marketing Council last year. “It is really for the young people in our industry to come together and socialize outside of work. The group is for 35 years and younger for those in the finance, insurance, builder and real estate industries. We have social events in various locations once a month.”
Family
She was married in April to Nick Rosa, a sales agent with Coggin Chevrolet.
Education
Bachelor’s degree in marketing and business management from the University of North Florida. She went into real estate right out of college.
Advice for new agent
Don’t sweat the small stuff and don’t take the ‘no’s’ personally. “Not everyone is going to buy a home from you. Our goal every day is to get someone in front of us, so be very consistent with your follow-up with buyers and Realtors. Your goal is getting more traffic in front of you, so follow-up is very important. The more opportunities you have in front of you, the more sales you are going to have.”
Lessons learned
“Really listen to your buyers and what they want. Sometimes when you are in this position, you are taught to talk like you are almost reading a script. Stop thinking about what you are supposed to say next and focus on them and make it about them. Another lesson I learned is that the market is you and the person in front of you. Don’t listen to the negative media about the market that we are in, just concentrate on the person in front of you, because that’s really your market.”
