Trevato Development Group has started clearing the Southbank site where it intends to build The 1230 Hendricks, a 345-unit apartment project with a parking deck and ground-level retail space.
The five-story building with 5,000 square feet of space for a retail tenant is under development on 3.3 acres at 1230 Hendricks Ave. Completion is anticipated in the second quarter of 2023.
The studio, one- and two-bedroom apartments will range in size from 557 to 1,414 square feet.
Pre-leasing starts in 2022. Rental rates will average more than $2 per square foot, indicating at least $1,114 to $2,828 a month, depending on the unit size.
Trevato announced the urban, infill mixed-use development is “along an active, central corridor in historic San Marco.”
The site is the former Florida Baptist Convention Inc. property bordered by Hendricks and Naldo avenues, Nira Street and the Interstate 95 ramp.
City Council enacted ordinances in April 2017 to rezone the property and amend the land use for the project.
Florida Baptist Convention sold the property to Chadbourne II LLC in June 2017 for $6.15 million. Chadbourne is affiliated with Trevato.
The Florida Baptist buildings were demolished in 2019. The convention relocated to Belfort Oaks Place near Southpoint.
The 1230 Hendricks is across the street from V Pizza, Panera, La Nopalera and Mayday Ice Cream.
It is near the Baptist Health campus as well as the San Marco Square shopping and entertainment area.
It is accessible to the Downtown Northbank over the bridges crossing the St. Johns River.
“The property will bring a community-focused combination of residential and retail to the Jacksonville area, with easy access to downtown,” the release said.
It described the design as “a blend of contemporary massing and organization with a mix of traditional and contemporary materials.”
There will be a rooftop pool and sky lounge topping the sixth level of the parking garage.
There also will be a fitness center, bike storage, pet spa, pool and garden courtyards, and a clubroom with gaming, lounging and remote work areas.
Jacksonville-based Miranda Contracting Group is the site work contractor and England, Thims & Miller Inc. is the civil engineer.
Trevato expects to choose a contractor for construction by the end of September.
The team includes Atlanta-based Dynamik Design.
Block One Ventures is the project developer.
Block One is part of an affiliated group of privately held real estate investment and development companies based in Jacksonville. Trevato is part of that group.
